Seasonal Maintenance Checklists

Central Texas weather demands attention to your home in every season. Use these checklists to stay ahead of issues.

Spring Checklist

  • Inspect roof for winter damage — missing shingles, cracks, or lifted flashing
  • Clean gutters and downspouts of debris
  • Check exterior caulking around windows and doors
  • Test smoke and carbon monoxide detectors; replace batteries
  • Inspect foundation vents on mobile homes for blockages
  • Service HVAC system before cooling season
  • Check water heater for sediment buildup
  • Inspect crawl space or underbelly of mobile home for moisture or pests

Summer Checklist

  • Replace HVAC air filters monthly during heavy use
  • Check and clean condensate drain lines on AC units
  • Inspect window and door screens for tears
  • Monitor for signs of pest intrusion — especially in mobile homes
  • Check exterior paint and siding for blistering or peeling
  • Ensure attic ventilation is adequate to prevent heat buildup
  • Test all exterior faucets and hose bibs
  • Inspect deck or porch for loose boards or structural issues

Fall Checklist

  • Service heating system before cold season
  • Drain and winterize exterior hose bibs
  • Inspect and clean chimney if applicable
  • Check weatherstripping on all doors and windows
  • Clean gutters after leaves have fallen
  • Inspect roof before winter weather arrives
  • Check insulation under mobile home — repair any damage
  • Test thermostat and heating system operation

Winter Checklist

  • Monitor pipes for freezing — especially in mobile homes
  • Keep cabinet doors open under sinks during freezes
  • Check for drafts around windows, doors, and outlets
  • Inspect skirting on mobile homes for gaps or damage
  • Test smoke and carbon monoxide detectors
  • Keep heating system filters clean
  • Check for ice dams on roof after freezing rain
  • Inspect water heater pressure relief valve annually

System-Specific Guidelines

Each major home system requires its own maintenance approach. Here's what to watch for.

Plumbing

  • Inspect all visible pipes for leaks or corrosion quarterly
  • Test water pressure — normal range is 40–80 PSI
  • Flush water heater annually to remove sediment
  • Check toilet flappers and fill valves for proper operation
  • Inspect supply lines under sinks and behind toilets
  • Know the location of your main water shutoff valve

Electrical

  • Test GFCI outlets monthly — press test and reset buttons
  • Inspect electrical panel for signs of heat, corrosion, or tripped breakers
  • Do not overload circuits with extension cords or power strips
  • Replace any outlets or switches that feel warm or spark
  • Ensure outdoor outlets have weatherproof covers
  • Have panel inspected by a licensed electrician every 5 years

HVAC

  • Replace air filters every 1–3 months depending on use
  • Keep at least 2 feet of clearance around outdoor AC units
  • Clean evaporator and condenser coils annually
  • Check refrigerant lines for insulation damage
  • Inspect ductwork for leaks or disconnections
  • Schedule professional HVAC service twice per year

Mobile Home Specific

  • Inspect skirting regularly for gaps, damage, or pest entry points
  • Check tie-downs and anchoring system annually
  • Inspect roof coating or membrane for cracks and bubbling
  • Monitor underbelly vapor barrier for tears or moisture
  • Check marriage wall seams on double-wides for separation
  • Inspect axles and wheels if home is on a permanent chassis
